If I could give less than 1 star I would. Unit was advertised via pictures and description with an AC unit, of course it did not have one. Told me they would not purchase one for me because it would not be fair to other renters, even though they acknowledged it was advertised with an AC unit. False advertisement much? They offered to give me $60 to cover half, which of course does not cover half. To top it all off I did not have cold water for the entire term of my lease. They gave me excuse after excuse as to why it could not fixed. One excuse being that there were bats in the crawl space. This lasted 4 months, I left. They never call you back or email you, and if they do it is days later. Avoid at all costs, they are horrible. The owners are miserable, who will not help you at all even if they are at fault. They will not work with you, the customer is never right in their eyes.
I will never rent from J&K property management ever again! When I was signing my lease a military spouse came in to let J&K know that they got new orders and have to leave in 2 weeks, J&K were not respectful at all of the orders and told the spouse she still had to give a 30 day notice and pay for those two weeks that they aren't living there. Then a few weeks ago I tried calling the emergency line because I was having a plumbing issue, i called 8 times and no one answered; after the 5th time it went straight to voicemail and hung up on me. I then began my move out process. I gave them my prorated rent and they told me they only except check or money order all I had was cash I told them I'm leaving for the military so they either take the cash or I walk. Eventually they took the cash. The move out process is ridiculous!!! As expected at other places you're suppose to clean the apartment; however, you can call their contracted cleaning company and it gets taken out of your deposit, then you have to schedule the carpet cleaning through their contracted cleaner and you either pay up front or have to get an approval code from J&K to allow the carpet cleaning to be taken out of your deposit. If you clean the apartment yourself you have replace items like the furnace filter. Once you clean the apartment you have to schedule an inspection with the cleaners to make sure it's cleaned enough! And if it's not you have 24 hours to reclean and get it inspected again. If you don't clean those items on the list then they'll take it out of your deposit for them to clean it. Lastly, they tried to get me to pay the rest of the months rent even after I have given them the 30 day move out and my prorated rent.
One woman seemed friendly at first, the others seemed miserable. We talked one person on the phone, yet when we went to the office she didn't meet us. I just lost $35 in an application fee for them to give me keys to show MYSELF a house that they don't intend to fix if I moved into it. Spouse called and left messages and we never received any phone calls. I'm glad I only gave them $35. Also they have too many fees for poorly managed houses. I wish things were better there.
As a homeowner and member of the military, I am so glad to have a great property management company! They have worked around my busy schedule, kept me in the loop on local events and property trends, and kept my rental property filled! They have been great to the tenants and promptly notified me whenever i needed to make repairs for them. I highly recommend!
